Victorian House Extension - Highbury

Project Overview

Complete groundworks and CFA piling for a two-storey rear extension on a Victorian property. The project included foundation design, piling works, ground beams, and drainage installation.

The Challenge

The property sits on challenging London Clay with significant tree root activity from mature trees in neighboring gardens. Ground investigation revealed variable clay consistency and existing foundation movement. Access was restricted through a 2.4m side passage.

Our Solution

We designed and installed 15 CFA piles to 8m depth, reaching stable London Clay below the zone of seasonal movement. Mini piling equipment was used to access the rear garden through the narrow side passage. Ground beams were constructed to connect the piles, and a comprehensive drainage system including SUDS compliance was installed.

Results & Outcome

The foundation system successfully transferred loads through the problematic clay layer. The project completed on schedule despite weather delays. Building Control approved all works first time. The homeowners were able to proceed with the superstructure immediately, with no settlement issues reported.
