Project Overview
Sensitive underpinning works for a Grade II listed Victorian property showing signs of settlement. The project required minimal vibration methods to protect the historic structure and neighboring properties.
The Challenge
The property is Grade II listed, requiring conservation officer approval and heritage-sensitive methods. Existing foundations had settled due to clay shrinkage and tree root activity. The building's structural condition was fragile, and neighboring properties were extremely close.
Our Solution
We used mini piling with low-vibration techniques to minimize risk to the structure. Twenty-three mini piles were installed to 6m depth using a compact piling rig. Each pile was carefully load-tested. Needle beams were installed to transfer loads from existing walls to new piles.
Results & Outcome
The underpinning successfully stabilized the property with no further settlement. The low-vibration approach caused no damage to the heritage fabric. Conservation officer approved all works. Neighbors reported minimal disruption.
